Termite Treatment in Santa Clara, CA

Santa Clara had 127,647 residents in the 2020 Census and sits directly northwest of downtown San Jose in Santa Clara County. Its housing is a mix: the Census Bureau's American Community Survey (ACS, 2020–2024) puts the median year built at 1974, but 27% of homes predate 1960 and another 27% were built after 2000.

That split matters for termites. Postwar houses from the 1950s (21% of the stock) have had seven decades of exposure to the western drywood termite, which UC Statewide IPM lists along the coast and inland to the Central Valley. Newer apartment and townhouse buildings, where single-family detached homes are only 37% of units, raise different questions: who owns the wood framing, and does a homeowners' association order the inspection?

Compared with Santa Clara County as a whole, Santa Clara's housing is about the same age as average: a median year built of 1974 against 1975 countywide, with 59% of units built before 1980 (county: 60%). It has fewer detached single-family houses (37% of units versus 51% in the county), out of roughly 53,021 housing units in total. Older wood framing has simply had more years of possible termite exposure, while a high share of multi-unit buildings changes who orders inspections and how fumigation is scheduled.

Rainfall is modest. The long-term mean at the San Jose station of the Western Regional Climate Center is about 14.5 inches a year, almost all of it between October and April. Subterranean termite swarms typically follow those first rains, and irrigated lawns or leaking sprinklers keep soil moist against foundations through the dry months.
