Termite Treatment Cost in San Jose
How much termite treatment costs in San Jose depends on the termites, the building and the work needed. This page does not list prices, and that is deliberate: the public cost guides we reviewed disagree with each other and none of them are based on San Jose data, so any figure here would be a guess. The reliable number is the written estimate a licensed company gives you after inspecting your home.
Cost factors at a glance
| Cost factor | Why it matters |
|---|---|
| Termite species | Drywood, subterranean and dampwood termites are handled with different methods, so identification comes first. |
| Scope: local vs. whole structure | A spot treatment of accessible wood is a different job from tenting the entire building. |
| Treatment method | Fumigation, localized treatments (orange oil, foam, heat), liquid soil termiticide and bait systems each involve different materials and labor. |
| Home size and volume | Fumigation is planned around the structure's volume, roof and attached areas; soil treatments around its perimeter and foundation type. |
| Wood repairs (Section 1) | Replacing damaged wood is carpentry work, usually priced separately from the treatment. |
| Inspection / WDO report | The inspection and report are a separate service from treatment and are needed before work starts. |
| Monitoring and follow-up | Bait systems and any service agreement offered by the company can add recurring costs. |
| Your price | Free written estimate after inspection. We do not publish prices: published figures vary widely and none are verified for San Jose, so the only reliable number is the licensed company's written estimate for your home. |
Why species and method matter most
Drywood termites live inside the wood and are treated either locally (orange oil, foam, heat) or by whole-structure fumigation; subterranean termites live in the soil and are treated with liquid soil termiticides or bait systems (UC Statewide IPM). These are different jobs with different materials, equipment and licenses, so the method usually has the biggest effect on cost.
Fumigation vs. local treatment
Fumigation treats the whole structure and is planned around its volume, roof and attached areas, plus preparation and aeration. Local treatment acts only on the wood that is treated, which can mean a smaller job but does not reach colonies that were not found. See termite fumigation and local termite treatment.
Repairs and the WDO report
Section 1 damage in a WDO report usually leads to wood repair or replacement, priced separately from the treatment. The inspection and report are their own service; under BPC 8516 the report is delivered within 10 business days and before work starts. See termite inspection & WDO report and termite damage repair.
Warranties and monitoring
Warranty terms and monitoring plans vary from company to company. Bait systems in particular involve ongoing monitoring. Ask for any warranty or service terms in writing and compare them with the price.
