Termite Treatment in Los Gatos, CA
The Town of Los Gatos had 33,529 residents in 2020. It has one of the older housing stocks in the area: ACS 2020–2024 estimates show 8% of homes built before 1940, the second-highest share here after Palo Alto, and 26% built in the 1970s, with a median year of 1972.
Los Gatos is also the wettest place on this list. The Western Regional Climate Center's long-term mean for the Los Gatos station is about 26.3 inches of precipitation a year, nearly double San Jose's 14.5. Wooded lots, shaded slopes and wetter winters increase the chance of moisture problems, fungal decay and dampwood termites, which UC Statewide IPM says point to wet or decaying wood.
Compared with Santa Clara County as a whole, Los Gatos's housing is older than average: a median year built of 1972 against 1975 countywide, with 71% of units built before 1980 (county: 60%). It has more detached single-family houses (58% of units versus 51% in the county), out of roughly 13,728 housing units in total. Older wood framing has simply had more years of possible termite exposure, while a high share of multi-unit buildings changes who orders inspections and how fumigation is scheduled.
Hillside homes may also have raised foundations, decks and retaining walls in contact with soil, which a WDO report can list as Section 2 conditions. Correcting moisture and wood-to-soil contact is often part of the long-term fix.
